But you will still need to have engineering and working drawings done by a professional. When considering the cost of the software and the time it wil take you to learn how to use it and the fact that a professional will need to do working drawings from your plans anyway it is more cost effective and safer to use a home designer to make your house designs.

2. Purchase House designs.

You can purchase house designs that have already been designed. These are available from websites on the internet. Once again you wil have to make sure the design conforms with local building codes and you will need to have it sited on a plan of your block. The design will need to be compatiable with the software the designer uses who is siting the house design on the plan of your block.

3. Use an Architect to design you a house design.

This wil be expensive but you can end up having a great house design. Costs start at over 12k plus. Also make sure you own a copyright to the plan so you can get anyone to quote on it. This is not so much a problem with plans drawn by architect but it is a defiante issue with house plans drawn by builders.

4. Use  a builder to design your house plan.

This sounds great n therory but can lead to big problems. You builder can design you reasonably cost effective house plans . the problem is the that you do not get a copyright with the plans so the only builder how can build those plans is the builder who draw them. So the price you get back from the builder better be within your budget. If it is not you will need to either buy the copyright to the plans and this can cost you up to another 200% of the cost of the original plans or you will have to go and get another set of original plans drawn. Otherwise the original builder can sue you for copyright vialation. The best option is to use a design service where you end up owning a copy right to the plans.
